Obtaining finance for new ventures, or for capital restructuring, or for asset  purchase, including new land and buildings, or for private finance or mortgages is a key part of our range of client services.

We can advise on the most appropriate sources of finance, assist with the application for  finance, and with presenting a case to a lender, and advise on the most cost effective and tax effective approach.

We can advise you whether there is any source of grant aid for your project and how to apply for it.

We can suggest how you can utilise the cheapest sources of your own capital by releasing cash tied up in your working capital such as trade debtors and stock.

We can examine ways of releasing capital tied up in your properties, and how to structure inter family loans.

We can also advise you in connection with your own personal finances.

Presenting a case to a lender

To contact us and ask for our services click here

Presenting a case to a potential lender or financier can either get a project off to a flying start or can doom it to failure.

A professionally prepared business plan, documenting as much as possible relating to the project , presented to a lender in the correct manner is very important to the success of any project.

It is important to anticipate what the lender will be looking for in the project, as this may differ from the objectives of the proposed borrower, but in many areas the lender and the borrower will be considering the same variables.

Both will be looking for security, for the ability to repay the borrowings, and the degree of risk . They will consider the degree to which a variation in the underlying assumptions may alter the overall results of the project.

However, the proposed lender will usually view things in a more sceptical light than the proposed borrower.

It is therefore important when presenting a case to a lender to be able to view the project from the lender’s perspective.

The manner of presentation will also be important. A good project badly presented will not impress a lender – if a proposed borrower cannot prepare a request for funds in a proper manner, how can the lender be sure the borrower will manage the project effectively.

Peter Brown and Co are able to assist their clients in presenting a professional well thought out and well argued case.

The relative costs of different sources of finance

To contact us and ask for our services click here

The costs of finance are determined by the purpose for which the funds are to be used, the ability of the borrower to repay the funds, the security that may be offered ( and this could include third party guarantees, including Government schemes) and the general economic situation.

Trade debtors, stocks and work in progress as sources of finance

To contact us and ask for our services click here

Many businesses overlook the fact that money tied up in debtors stock and work in progress is a potential source of  funding. If money can be released from these current assets, then they will be available for other purposes.

Funds can be released by following more efficient commercial and business practices – such as better credit and stock control – where we can help.

They can also be released by the use of factoring and stock financing arrangements, where we have contacts that might be able to help.

Trade creditors as a source of finance

To contact us and ask for our services click here

Trade creditors should rarely be paid earlier than on normal credit terms. To do so will tie up funds unnecessarily. By nhegotiating better trade terms , a business can often generate interest free funds. We can assist our clients in negotiations with their suppliers.

 General lending and borrowing principles

To contact us and ask for our services click here

The recent banking crisis has arisen because banks have forgotten the underlying principles.

Never borrow more than you can afford to repay both in capital and interest.

Never borrow funds for a risky venture unless you can afford to absorb the risk involved, or can still meet the payments on the borrowings out of other assets.

Monitor your gearing – the ratio between assets and borrowing.

Never borrow short trerm and invest long term

We can help you analyse any proposed activities so that the risk to you is minimised

HM Revenue and Customs often follow actions that maximise the early payment of taxes, even when there is no basis for this. We will ensure you pay the right amount of tax at the latest possible legal date – so freeing up funds for your other activities.
